Absorption Rates for February

Attached below is a detailed summary of the absorption rates ending in February.  Some of these numbers are discouraging, however, keep in mind that these numbers we derived using sales totals from Oct. 06 through Januray 07 and are realtive to the current listings through February.

Inventory generally increases in February as does demand.  The hope is that demand is continuing to outpace supply as evidenced in the recent Skyline Report.  This data will give a good idea market by market on what a seller should expect when selling their home.  Keep in mind, this only tells you the amount of time it would take to sell all out inventory at current demand.  As long as your property provides differentiation, then your “time on market” should be much less.

Some of these numbers may surprise you.  People are under the assumption that if they are selling an affordable home then it should sell right away.  While these numbers are better than higher priced homes, it is evident that any increase in supply over the past year has been in affordable housing, particularly in Benton County.

Again, differentiation is the key.  What makes yours differnt.  Don’t let this table fool you.  Look at the number of homes sold DURING THE WINTER.  We have demand.  We are just eating away at supply.  These numbers will improve throughout the spring and summer, and ultimately, they will bottom out at 120 days, a healthy number when considering absorption rates.  Remember…if you build it they will come…well they are…its just that we build Yankee Stadium when a AA Minor League stadium would’ve worked just fine.
