Bentonville Planning Meeting Agenda

BENTONVILLE ? Plans to turn a portion of four residential lots between the 600 and 700 blocks of Southeast A Street into a parking lot to serve a proposed commercial development on Southeast 8 th Street may take a step forward on Tuesday.

The Bentonville Planning Commission will be reviewing an application by William Wallace, who will be constructing a five-story commercial building in Bentonville. The Planning Commission meets at 4: 30 p. m. Tuesday at the City of Bentonville?s Community Development building, 305 SW A St.

Wallace is requesting the city rezone the. 71-acre site from R-1, single-family residential to C-3, central commercial. The rezoning is required for the applicant to construct a parking lot to serve a proposed commercial building planned for the corner of Southeast 8 th Street and Southeast A Street. Wallace plans to leave the residential dwellings and construct the parking lot in the rear of the lots.

The specified area is surrounded by single-family residential to the north and east, agricultural to the south and central commercial to the west.

Public notices were mailed to property owners within a 200-foot radius of the proposed site on March 6 and notice was published in the Arkansas Democrat-Gazette, Northwest Arkansas Edition.

The Bentonville Planning Department concludes the rezoning request is consistent with the city?s Future Land Use Plan, which depicts the property as mixed use. Staff has reviewed the application and recommends approval by the Planning Commission.

An agenda for the meeting also holds the following items:

? Gary Combs has submitted a conditional use application for the use of an Outdoor family recreational all-terrain park located north of East Ford Springs Road, The site consists of 157 acres currently operating as a red dirt mine. The stated hours of operation are 8 a. m. to dusk, with five to 10 employees. The applicant anticipates 10 visitors during the week, 200 on the weekend and 2, 500 or more during special events.
