Ruth’s Chris Steakhouse Coming to Pinnacle

ROGERS ? Commercial development continues in the busy corner of southwest Rogers. The Rogers Planning Commission will consider four large-scale development plans at its Tuesday meeting, three of which apply to commercial development projects near Interstate 540.

The Rogers Planning Commission will meet at 4: 30 p. m. Tuesday in the City Council Chambers, 301 W. Chestnut St.

Representatives from Ruth?s Chris Steakhouse will ask commissioners to give a nod to their plans to build a restaurant on Pinnacle Hills Parkway near the Starbucks in the upscale, mixed-use district.

The Florida-based chain celebrated the opening of its 100 th restaurant in December. If approved, the Rogers location will be the chain?s first in Arkansas.

The commission will consider large-scale development plans for unspecified commercial space in the same area. Plans for a lot in Phase III of the Creekside development show four buildings totaling approximately 60, 000 square feet of space, said project engineer Daniel Ellis.

? We?re not at the point where we?re going to release possible tenants, ? Ellis said, adding the space was not fully leased.

The area is zoned highway commercial (C-2 ), which opens it up to commercial, retail and restaurant development.

The commission will consider additional commercial space at a 44, 900-squarefoot, 11-unit retail center for the MetroPark development off of 52 nd Street.

A preliminary agenda for the meeting also holds the following items:

? A public hearing for a request by La Mas Mexicana to rezone property at 1504 W. Persimmon St. from residential multi-family (RMF 18 B ) to residential-office (R-O ) and a request for a conditional-use permit to allow a broadcast studio at the location;

? A public hearing for a request by Brock Stone Co. for a conditional-use permit to allow open display in the C-2 zone and to allow the use of an existing gravel parking lot at 113 Stave Mill Road;

? A public hearing for a request by Hazel L. Cope to rezone approximately two acres at 900 S. 45 th St. from agricultural (A-1 ) to R-O;

? A public hearing for a request by Joe Hewgley Inc. to rezone 904 West Olrich St. From neighborhood residential (N-R ) to R-O; and

? A large-scale development plan for Kum N? Go at the northeast corner of New Hope and Dixieland roads. The commission approved gasoline sales as a conditional-use in the area at its Jan. 16 meeting after some discussion with the site?s neighbors about how the sales would influence noise and traffic in the area.
