Rogers planners deny building due to parking
A new 10 story building planned to be built near Pinnacle will not be built due to a lack of parking. The building was to be a mixed use building with retail on the top and bottom and office in the middle. Developers made room for 352 parking spaces but the city planners gave them an 80/20 split as to their use. This is based on how many square feet would be for office and retail.
The City of Rogers stated that to be approved for this building the parking would have to be 50/50 which would have required 36 more spaces. There simply isn’t any more land and no way to get these other spaces. When they were denied the developers decided they may go with a hotel on that land instead since a hotel of the same size would not require as much parking.
My take on this is simple, be careful. I am sure they have done research on this but when you are talking about a 10 story building that is a lot of space to fill. When you simply brush it off and say “well a hotel will work because we have enough parking spaces” I have to question what research you did for your office building and subsequently your hotel. It seems like they are just building for the sake of building without knowing what could actually work in that spot. Sounds eerily familiar to 2003-2005 when people were just building houses for the sake of building.
The moral of the story is this. Please do your homework. There are plenty of ways for you to find out whether or not your building will work. If you don’t know them email me and I will tell them to you. The last thing I want to see is as many 10 story buildings sitting vacant as we have houses.
