Rezoning lessons the hard way in Rogers
A while back we reported on a hotel that didn’t get approval to be built in Rogers. As I remember it, they were told that the size of the building didn’t have enough parking and therefore could not be built where it was without making it shorter or changing what it would be used for.
The owners of the land have now appealed to the City of Rogers saying that it shouldn’t have been turned down. They did get approval from the planning commision because it didn’t break building code but City Councel turned it down on the parking issue.
When the land was rezoned in 2005 the developer promised restrictions on the deed to include height. He then sold the property to the current investers. The original developer that rezoned the property lived up to his side of the bargain and put restrictions on it that the citezens agreed to. It isn’t until now when the new owner is trying to build they have a problem. The new owner is abiding to the restrictions.
It looks like this thing is going to be built after all. When completed this will be nearly 150 feet tall making it the talled building in Rogers. Northwest Arkansas is a difficult place because we are trying to be so big and stay so small at the same time. I would not want to be one of the people that has to live next to a building like this, however I do understand where they are coming from. We asked too much for land plain and simple. Every land owner got carried away during the huge boom and sold for way too much money. Now we have to reap what we sow.
Although the math isn’t simple, we can break it into a very simple equation. Land cost + building cost must be less than profitablilty. When we distill it down it is really that easy. Everyone has to eat and even people buying $3 million pieces of land aren’t willing to stop eating to make a building 2 stories shorter.
